EAAA Crosses 5 Million Sq. Ft. Commercial Real Estate Portfolio with Pune Office Park Acquisition

Bengaluru: Edelweiss Alternatives Asset Advisors (EAAA), the alternatives investment arm of Edelweiss, has announced the acquisition of a Grade A office park in Pune through its flagship commercial real estate fund, Rental Yield Plus (RYP). The acquisition marks a significant milestone, taking the fund’s commercial real estate portfolio to 5.2 million sq. ft., including around one million sq. ft. under binding contracts.

The newly acquired office park, spread across approximately one million sq. ft. of gross leasable area, is RYP’s fifth investment and its first in Maharashtra. Located in one of Pune’s established commercial corridors, the property is currently 95 per cent occupied by a diversified mix of marquee tenants, ensuring stable rental income while offering opportunities for further value creation through leasing, operational improvements and rental optimisation.

With this acquisition, RYP has strengthened its footprint across major office markets, including Bengaluru, Gurugram and Pune. The fund continues to focus on acquiring institutional-grade Grade A and A+ office assets that generate stable rental income and long-term value through active asset management.

The commercial real estate strategy at EAAA Alternatives is led by Gautam Hora, who brings over 25 years of industry experience in real estate investment, portfolio strategy and asset management.

Since its launch in 2023, Rental Yield Plus has built a portfolio comprising premium office assets leased to leading corporate tenants under long-term agreements. Previous acquisitions include Phase 1 of International Tech Park Gurgaon, MFAR Manyata Greenheart Tech Park in Bengaluru, Embassy Office Parks and SP Infocity.

EAAA said the latest acquisition reinforces its position as one of the few domestic commercial real estate investment platforms with integrated capabilities spanning acquisitions, asset enhancement, active management and long-term value creation.
